In March of 2009, I had the opportunity to purchase a 28,000 sq foot facility in Danville, Illinois during, one of the hardest hit economic areas, during one of the worst recessions any of us have ever seen. As other investors were running from the markets, I saw opportunity, and this property was a perfect fit.
Danville, Illinois, was a lower economic area to beigin with, but the recession hit it even harder. With a high unemployment rate, I knew I had to be in a business that was recession resistant. With hHaving had experience winth both apartment buildings and self storage facilities, both of which I have found to be recession resistant, I knew I had to be in one of these industiries.
